Guide
Foundation repair or house elevation?
How to choose when your house has foundation problems and floods.
Short answerRepair the foundation if your home has never flooded and is not in a high-risk flood zone: moderate repairs cost $25,000 to $40,000. Consider elevation if the house has flooded, sits in a high-risk zone or needs major foundation work anyway: for $150,000 to $250,000+ you get a new foundation and a house above the flood line.

Questions to ask yourself
- Has the house flooded, and how many times?
- What flood zone is it in?
- How much is flood insurance costing now?
- Do you plan to stay 10 years or more?
- Does the foundation need major work anyway?
We do both, so we have no reason to push one. See foundation repair and house elevation.
Questions
Can I repair now and elevate later?
Yes, but money spent repairing the old foundation is lost if you later lift onto a new one. If elevation is likely, price both now.
